- 1. Recommendation to approve a Certificate of Appropriateness to allow a 464 square-foot addition to the rear of the ground flood and upper floor of a single-family dwelling. Conversion of an existing 555 square-foot loft upper over the detached 2-car garage into an Accessory Dwelling Unit is also a part of this project, however due to State Legislation, the ADU is deemed approved, as it has been over 61-days since application. Hence it is not under CHC's purview for review and consideration. The property is located at 3039 E. 1st Street within the Coastal Zone in the Bluff Park Historic District and in the Two-Family Residential District with Large Lots (R-2-L) Zoning District. A motion was made by Commissioner Bodek, seconded by Commissioner Grisafe, to approve recommendation with modified conditions. The motion carried by the following vote:
